The Draper House
The homeowner has a General Contracting business and specializes in restoring and renovating historic properties. This unusual property is in excellent condition and has been maintained to preserve the past. The windows are all leaded pane glass. This house has retained a lot of the original material, like door hardware. Each room that was renovated was carefully reconstructed to reflect its original state. All paint colours used are historically registered paint colors from the circa 1842 time period. It is truly a remarkable piece of our past and has been on public tour three times (twice during present owners) for the Lima Historical Society.
Carriage House/Driveway/Landscaping
The carriage house was built circa 1842 and has visible birch beams inside for support. It is a two-story structure and has several barn type utility rooms inside. It is large enough to house cars. There are three small gardening sheds attached to the barn.
The driveway and parking area was expanded and dug out by a local company. It has been filled with almost two feet deep of driveway grade pea gravel- which is now packed and ready for asphalt or concrete.
There is a vinyl white picket fence installed with four gates surrounding the entire house.
Most of the gardens were professionally designed and landscaped by a Master Gardener or Landscape Architect. The property has dozens of established trees and bushes-- and lots of area to play!

Operations Information
In 2006, Owners installed a top-of-the-line high energy efficient furnace and central air system for the main house with a hospital-grade air filtration system, along with an 80-gallon hot water tank. There is a high-tech control panel in the parlor that regulates the system for high energy efficiency operation.
The B&B portion of the home (two bedrooms and baths including the downstairs Gathering Room and Foyer) operate on their own Trane Furnace and Central Air system. The digital thermostat has several energy efficient settings/programs. If running the residence in B&B mode, it is very energy efficient to control this section of the home separately. The B&B is hardwired with smoke and carbon monoxide detectors.

B&B "Turnkey-Type Sale"
Over the past six months, the B&B has brought in revenue on average of $1,200.00 per month. The owners are willing to make a "turnkey-type sale" for the B&B furnishings. All or most furniture, bedding, linens, housewares, appliances and period decor can stay with the B&B portion of the house for an additional, negotiated price. Hence, making the B&B immediately ready for business-- with the "turn of a key".
